Maintenance/Repairs

From time to time you will need things to be repaired or replaced in your apartment. It’s inevitable. Things wear out and break over time. When that happens, contact me ASAP and I will make the necessary arrangements to either fix it myself or call in one of our regular vendors. Under no circumstances is it acceptable to attempt to repair or replace anything in your apartment either on your own or through someone you have contracted with without prior approval from management. This includes the structure, major appliances, AC and heating system, fixtures, electrical, plumbing, windows, doors, water and sewer, etc. Basically, anything not owned by you.

When will it be fixed? – Emergencies will be handled ASAP but non-emergencies will usually be taken care of on Saturdays. It is advisable to let me know earlier rather than later if something is beginning to not work as it should. In other words, if your AC has not been working correctly all week, don’t wait until 7pm on a Friday night to let me know or you may be waiting until Monday to get it repaired.

When will they come? – As with all of our contractors, they schedule to come service our repairs ASAP but we are not their only customers. There are wait times involved. Sometimes for multiple days. That’s just the way it is and you will have to have patience. If service is required at your apartment I give the vendor your number and they call you and schedule a convenient day and time to come. However, as mentioned earlier, under no circumstances are you permitted to call the vendor directly and schedule the work. That is only done by me.

Can I call you for updates? – I prefer texts to phone calls (or just use the contact link on this page) but if you do need to call be mindful that I do work a day job M-F and may not be able to answer you right away. If I have heard from a vendor regarding a time or a delay I will relay that information to you via text as soon as I get it. If you do not receive a text then I haven’t heard anything new. Once I place the order with the vendor and you are put on the schedule the ball is then in their court and for me to call them continuously for updates is not going to do any of us any good (maybe even the opposite). If the need arises I will call for an update but as said before, it is not acceptable for you to call the vendor yourself. That is only done by me.
